3511 REVIEW DENIED A home inspector's duty arises under statute as well as contract, so breach of that duty may constitute negligence; a negligence action against a home inspector is subject to the delayed discovery rule, so a cause of action accrues when the homeowner discovers or reasonably should discover the inspector's negligence; the contract between homeowner and home inspector may shorten the period of limitations on an action by the homeowner, but may not change the date on which the cause of action accrues.
